A Developer’s Guide to Choosing an Electrical Contractor for a Mid‑Rise Build

When it comes to podium builds, it is vital that all trade teams operate as one unit. During a multi-family podium build, developers will hear it again and again from Edison: all teams need to be in perfect synchronization.

At Edison Electric, this is where we excel. Our approach is built on understanding, planning ahead, and keeping a lead on site at all times. When that translates to every single team on the project, the result is astounding and the project finishes on time.

All-concrete or steel high-rises tend to come with a high price tag. Podium buildings, on the other hand, are cost-effective. Ideal for smaller lots, podium buildings maximize density, provide mixed-use spaces, and are erected quicker than other high-rise buildings. This also comes with the complexities of working in a multi-material field.

Navigating Mixed Material Complexities

Concrete and wood builds are entirely different. Putting the two together requires deep knowledge of both sets of standards. From strict fire-codes and rigid wiring boundaries that shift between a concrete base and wood framing on top to the shifts in manpower that come as a build goes vertical, Edison’s knowledge is pulled from years of experience.

The reality is that there are not a lot of people who want to work within a hybrid environment. Our team is a specialized multi-family electrical contractor that does both. We have the manpower to span multiple material types, and most important, we excel at it.

Take our Solera project in Renton. Solera is on the more elaborate side of projects we work on. The vertical manpower shifts at a site that large requires a deep team understanding of when to scale up to hit fast-paced framing milestones.

You need a crew who understands the ins and outs of your planned electrical system. That’s where our team excels. We keep your project moving and safe for the entirety of its build.

Understanding the Stakes

We employ two defense systems to avoid cable hits in a post tension deck, the biggest worry of a general contractor planning a post tension deck build.

Maximizing Conduit Sleeving Pre Pour

We take advantage of the maximum number of conduit sleeves we can run throughout the deck before it is solidified. This allows for changes without throwing off the schedule or the budget. If the sleeves go unused, it means your project went to plan, but when needed, we can trade these between different teams when plumbing plans change or mechanical plans change.

This avoids costly change orders that require drilling, which includes scanning to avoid a cable hit. This keeps the entire project on schedule and ensures we can reduce extra drilling into the deck post cable tightening.

Last Resort Scanning

As the last resort, we bring in X-rays to ensure safe drilling before rerouting any sleeves. A cable hit is disastrous. It brings the entire project to a halt, so we work to avoid that.

While X-rays do ensure safety, they can cost $700 per shot, so avoiding them where we can is always top priority.

Across multiple blocks at AVA Esterra Park in Redmond, we used this defensive strategy to keep things on track. Pre-planning and maximizing our conduit sleeves, we were able to keep this multi-year project running on the master schedule.

Navigating Utility & City Regulations

With a deep footprint across Washington State, we know the ins and outs of the local transformer standards and utility laws. We understand how to effectively work within them and ensure you are meeting the standards.

Our crews have worked extensively under the specific eyes of the Pacific Northwest’s major utilities, including:

•

Seattle City Light

•

Puget Sound Energy

•

Tacoma Power

•

Snohomish PUD

We understand the vast differences between different jurisdictions and working on the ground within them. When we come into your planning early, we can’t change the laws, we can make sure your electrical plans are within them as efficiently and effectively as possible.

Your mid-rise deserves a contractor who's done it before.

When you request a bid, you will meet our team face-to-face so we both have an idea of what the project entails.
